In a word: heat. Deck temperatures here pass 170 degrees on summer afternoons, which cooks the protective oils out of asphalt shingles and causes pinholes in unprotected foam. Add monsoon microbursts and hard overnight temperature drops, and most Valley roofs wear out years before homeowners expect. Asphalt shingles can realistically deliver 15-18 years vs. 20-25 for tile underlayment. Foam only lasts as long as its recoating schedule allows.

Is roof restoration a good option for Phoenix homes?

For asphalt shingle roofs 6 to 20 years old that are still structurally sound, yes. Roof Maxx is a safe, all-natural treatment that replenishes the petrochemical oils asphalt shingles lose to UV, heat, and dry air. Each treatment restores flexibility and adds 5 years of life. Some roofs can be treated up to 3 times, for a total extension of 15 years. It also costs up to 80% less than replacement. Tile and foam are restored differently, via underlayment work and recoating.
