Why Verde Valley roofs age faster

A shingle rated for 25 years was rated at sea level. Three things in the Verde Valley speed up the aging process:

UV

20 to 25% more UV than in Phoenix

UV intensity climbs 6 to 8 percent per 1,000 feet. Sun drives the oils out of asphalt shingles, which then shrink, cup and crack. This is the main reason why valley shingles realistically last 12 to 18 years instead of 20 to 25.

Monsoons

The Verde Valley is an active monsoon corridor

Storms happen from June through September, and wind comes first. Gusts lift up aging shingle edges before the rain arrives and lands on the open gaps. Most of the leaks we repair in Clarkdale and Camp Verde in July started as small defects we could have found and sealed back in May.

Sixty-degree days stress every seam and fastener

Winter nights can drop down in the mid-20s, summer afternoons can be over 100 degrees, and 40-to-60-degree swings can hapen inside a single day. The expansion and contraction caused by these shifts cracks seals around flashing, AC curbs, and pipe boots. Those are also the most common places where leaks start, which is why we check them on every inspection.
